Surveys

As a home buyer you will certainly need a survey of the property, not to be confused with a “mortgage valuation” which will be carried out by your lender. It is one of the services for home buyers that you should consider carefully.

There are three types of survey you might need, depending on the type of property:

Condition Report which describes the condition of the property and summarises risks and potential legal issues. The condition is displayed using simple “traffic light” rating. Choose this report if you are looking at a newer home.

Homebuyer Report which is more detailed than the Condition Report. It includes everything in the condition report, a market valuation, plus extra advice on any defects that may affect the value of the property. Choose this if you are buying a conventional house, flat or bungalow in a reasonable condition.

Building Survey which is comprehensive and provides information about the fabric and condition of a property, as well as defects, repair and maintenance advice. You need this if you are dealing with larger, older, run down properties, or you are planning major works.
