While the run-up to Christmas can be a difficult time to market a property, as potential buyers are busy with holiday plans and take a break from house-hunting, the new year can be a great time to sell. People are planning their year ahead and are ready to start looking for new properties.

Most people look at January as time for a fresh start. Buyers are less distracted about what has happened in the previous month and are looking to the future; a lot more determined to start looking for a new property with a fresh perspective. Plus, a lot of people want to be in new homes by the start of the spring and summer months.

One big advantage of listing your property for sale in the new year is that you’ll pick up the house-hunters who were previously searching for properties before Christmas but have taken a break from looking over the holiday period. These house-hunters will likely have firmer ideas of what they’re looking for and will have already viewed all the older properties on the market, so your exciting new property will grab their attention right away. Plus, People browsing through property sites such as Rightmove and Zoopla instantly begin to increase from the first week in January. December can be a manic month for most people, but January is a return to normality.

  • Make sure gutters and window frames are well maintained and clean. A great exterior can still make a real difference to your home’s selling potential, even if they won’t be using the outside till later in the year. It may even be worth leaving the garden furniture outside too, so they can see an additional living area.

 

Typically, there is a demand for properties from mid-January straight through to mid-April as most people set their sights on moving home between March and May so that they can begin to enjoy their new home in the nicer British weather.
